The information contained herein should be provided to the purchaser’s real estate agent and to the closing attorney. It is not for distribution outside of the association for any other purpose other than its stated purpose.  It is not to be used for solicitation by any person or company.

All requests for Closing and Resale Documents must be made through Sentry Management's Closings Department. This includes: resale certificates, lender questionnaires, estoppels, governing documents, trustee letters, demand certificates, disclosures, payoffs, and refinance estoppels.
 
To submit a request, please visit www.sentrymgt.com and click on "Order Closing Documents" in the top right-hand corner of the page. All closing document requests must be submitted through this system, as the managers are not able to process these requests directly.

Leasing/Renting Restriction Information
Since February 18, 2010 Quail Run Townhouses Association is an Owner Occupied Community.  All owners purchasing units after February 18, 2010 must occupy the unit they purchase. Additional information is available in the Association Bylaws.
 
The Quail Run Townhouses Website contains useful information to new homeowners such as:
  • How to Submit Your Monthly Assessment Payment
  • Reserve the Clubhouse
  • Pick Up Dates for Recycling
 
The website also contains electronic copies of:
  • Covenants
  • By-Laws
  • Telephone Directory/Policy Manual 
  • Minutes of the Monthly Board of Directors Meeting
 
New Homeowners can register at http://www.quailruntownhouses.com
  • Click on the Register Link on the left-hand navigation ribbon
  • Complete the request form; use your email address as your username and select a password.
  • Once your approved, a confirmation email will be sent to you.
  • This process is not automatic.  Your request is verified against the official association records before access is approved.  This is generally done during weekday working hours.
 
For new homeowners not able to access the internet, instruct them to call Sentry Management office (859) 263-8757 for hard copies of Quail Run's documents.
